5 Questions Everyone Should Ask Their Real Estate Agent

Finding the right real estate agent to work with is one of the most important steps in the home buying process. Without the help of a knowledgable agent, home buyers could find themselves overwhelmed when navigating the complicated world of real estate. But before you decide to hire a particular agent, there are some key points to consider. In today's post, we'll go over 5 important questions everyone should ask their potential buyers agent.

1. What is your experience and specialty?

Generally speaking, the more experience a professional has in his or her industry, the better. Likewise, if you're considering a specific type of home, (i.e. short sale, foreclosure, luxury estate, farm, etc.) it's good to know that the agent you're working with has dealt with that type of transaction in the past. 

That being said, please don't write off new agents based solely on the fact that they're less experienced. We all have to get our start somewhere, and most new agents are perfectly qualified to handle a home sale. Remember, real estate agents have to complete rigorous training and pass a challenging licensing exam in order to legally do business. So even if someone's new to the business, as long as they meet all other qualifications, (i.e. good communication, can provide references, etc.) there's no reason to avoid hiring them.

2. What are your professional qualifications?

Aside form making sure your potential agent is properly licensed, ask if they belong to any professional organizations. Many real estate agents join industry groups such as the National Association of Realtors (NAR), or take the required steps to become a REALTOR (yes, there is a difference between a REALTOR and a real estate agent). They may also be members of their local or regional agent associations such as the North Carolina Association of Realtors (NCAR). Membership eligibility in these organizations is usually based on the agent's agreement to abide by their strict set of ethics, so seeing these distinctions after an agent's name is a good sign that they are ethical and trustworthy.

3. Do you have any special certifications?

You may want to ask if your potential agent has any special designations that help them stand out in the industry. For example, if you or your partner are in the military and are relocating from another state, ask if they have a Military Relocation Professional certification. Counselor of Real Estate, Accredited Buyers' Representative and Certified Residential Specialist are a few other examples of professional certifications that may help the agent be better equipped to help you in your home purchase.

4. Can you provide references from previous buyers?

Ask if your agent can give you the contact information of 2-3 of their most recent clients for references. You may also want to search the internet for reviews and testimonials from previous clients. Remember to look specifically for reviews of the potential agent, not just the agency. For example, you may read a great review of "ABC Realty," but agent John Doe, who works for that agency, may not have the best track record.

5. Do you have a list of service providers that can help me with other aspects of the home buying process?

Your real estate agent can help you find the home of your dreams, but they won't be able to secure your financing or perform a home appraisal or inspection. However, they should be able to provide you with multiple recommendations for each of these tasks. For example, if you're looking for someone who offers FHA loans (low money down mortgages insured by the federal government), your agent should be able to provide you with 3-4 contacts who they personally recommend.
